Hey, guys. Josh with Northwoods Property Resources here. I just got done mowing my lawn. I am heading off to another appointment that I have today. And I just wanted to talk to you guys and introduce my company. We’re a local company. We try and help home buyer… or home sellers in Milwaukee, people who are in trouble, people going through divorce, any probate issues, any sellers struggling with pre-foreclosure. And we try and solve those problems.
Mainly what we do is we offer an alternative option to a real estate agent. A real estate agent, you’re usually going to get the top dollar. But that comes with some caveats, one of those being it’s usually a longer timeline. That usually means 60, 90, 120 days. Especially nowadays, higher interest rates, it takes longer to get a buyer. Also, you’re paying commissions. And those can be up to 6% of the sale price. Let’s say, just for round numbers, your house sold for $200,000. Not too out of the realm of possibility there. That means 6%, you’re paying $12,000 in commissions alone. And then you also have closing costs. Those usually run about 2% of the sell price, so that’s another $4,000. Just to sell your house, completely taking away the timeline, especially if you’re on a fast timeline, that’s $16,000 right there. $12,000 for commissions, another $4,000 for closing. Sometimes there’s title insurance required and stuff like that.
My company offers an alternative version, an alternative option. We go ahead and we meet with the seller. We talk about what the seller needs. Are they on a fast timeline? Are they looking for cash? Are they looking for not having to pay capital gains tax as they sell? And then we walk them through our process. We talk about next steps, what that might happen, if they’re willing to go with us. We offer cash. We do creative options. And we really just try and solve the seller’s problem.
And here at Northwoods Property Resources, we’re all about being straightforward and genuine and truthful. We’re never going to tell you that we can’t give you… or we’re going to give you something that we can’t. If we have to be at some point to buy the property, we’re going to tell you exactly what that number is. And we’re going to tell you why that number is there, whether it be repairs or liens on the property, stuff like that.
